The Bailli is the result of the renovation of a vast modernist-style building emblematic of the Avenue Louise. With shops on the ground floor and 61 apartments of various types and sizes on the seven upper floors, this project represents a perfect harmony between 1950s modernism and a more contemporary style.
When designing this project, the developer made a point of preserving and completely renovating the building’s period architectural structure in order to restore it to its former appearance. Nevertheless, certain features have been modified, such as the ground floor to which large picture windows have been added to accommodate two commercial spaces, the addition of terraces that enhance the apartments, and the top floor housing the three penthouses that offer up to 185 m² (1,615 sq ft) of living space and benefit from a great deal of natural light, high ceilings and contemporary finishes. The latter are more contemporary additions that retain a link with the existing building.
This construction was carried out by the architect Stein Van Rossem, who wanted to emphasize a meticulous choice of quality materials and equipment in line with current tastes. All the elements, from the semi-solid parquet flooring to the Miele kitchen, complete a resolutely contemporary ensemble.
The developer, Goplus
Goplus was born from the initiative of two partners with decades of experience in residential, but also commercial, semi-industrial and office real estate development in Belgium.
The 2 penthouses are an integral part of a new building and are therefore subject to a special tax regime. The sale of the land (± 30%) is subject to the 12.5% registration fee regime and the construction (± 70%) is subject to the 21% VAT regime. It is also possible to purchase a parking space (price on consultation).
In the center of Brussels, the Louise district is renowned for its diversity of shops, offices and restaurants. It offers a quick access to the city center and to neighboring towns.
